What it is

An offering memorandum is a set of claims about a property: what it earns, what the lease says, where it sits, what similar properties sold for. It is judged on whether those claims are right and whether a buyer can find them.

Memorandex is built around that reading of the job. The workbench holds the deal; the pipeline renders it as landscape pages, 11 by 8.5, in the order a buyer expects. Because the pipeline is the same for every render, the preview a broker sees is the booklet a buyer receives.

Change a rent step, render again, and every page that carries the figure changes with it.

Why the sample is a fiction.

Everything on this site comes from one document, Mesa Supply, prepared for Larkspur Commercial Advisors. Neither exists. It is shown here instead of a customer's booklet because a customer's booklet is theirs.

Fictional demonstration notice

    Before any figure, it tells a buyer this is not an actual listing.

  2. It says how the pictures were made

    Every image is machine-generated and depicts no real building, parcel or storefront.

  3. It limits its own figures

    Unstated values stay gaps; derived values are marked derived; rings and arrows are schematic, not a survey.

  4. It is part of the document

    The notice is set and signed like any other page, not stamped on for this site.

How the pages are made.

  • Stated figures stay stated

    A value the source does not state remains a gap on the page. A derived value is marked derived and never replaces a stated one.

  • Every image declares itself

    Generated imagery is labelled on the page that carries it. Map imagery credits its provider.

  • Annotations are not surveys

    Parcel outlines, access arrows and distance rings are schematic. No page implies boundaries the source did not state.

  • The firm's mark, never ours

    A page prints your logo and contact block. The Memorandex mark stays off your documents.

  • One pipeline for preview and print

    The pages you preview are rendered by the same pipeline that produces the PDF. There is no second layout to drift.

  • Nothing real in a demonstration
